When you’re faced with the difficult task of choosing the perfect home, it can be hard to know what’s most important. Do you go for grown up practical features? Or do you go for something with more wow factor that’ll impress your friends? Or perhaps you can have a bit of both.

In this social media era it’s easy to get caught up in Insta-ready interiors, but it’s important to consider both style and substance. While something might look great, you need to ask yourself ‘is this practical?’ Our houses won’t always look like show homes. We may occasionally make a mess, have too much stuff, or want to spend time apart from the people we’re living with.
It’s important to consider things like storage space, room layouts and practical features like a butler’s pantry and laundry room. That being said, aesthetics are important and we need a place feels like home. So, there’s nothing wrong with choosing a home that sings to us — as long as it’s practical too. The glow of the wow factor will eventually wear off and you want to be left with a home that you’ll be happy in for years to come.


While you can change many features of your house, location is one thing you’re stuck with. But do you choose a location near the city? Or do you go further out? The answer to this depends on your priorities and your budget. Typically the further out from the city you are, the more bang you get for your buck. So is it more important to you to have a bigger and better home or a shorter commute?

Another thing to consider when it comes to location is whether the area you’re considering has good transport links, which can significantly shorten the time you spend getting around. You also need to consider the amenities nearby. Does the area have good schools? Is it close to shops? What about the amount of green space? Does the neighbourhood have a family friendly vibe? These are all things that need to be weighed up.

Build quality

When you’re choosing a new home, you don’t often think about the build quality. Because all homes should be built to a high standard, right? Well, you might think that, but you’d be mistaken. Not all home builders are created equal. And while it might not seem like a big deal, low quality building work will start to bug you more and more as time goes by.

Build quality comes down to the quality of materials used, attention to detail, final finishes and a good design to begin with. So this is something you need to investigate carefully before choosing a builder. Look at examples of their finished work with a critical eye and check to see if they have any quality guarantees, like a lifetime structural guarantee, because any builder worth their salt will have no problem providing these.

Energy efficiency

Something that home buyers are starting to care about more and more is energy efficiency. While it’s great to be thinking about being environmentally conscious, energy costs are currently increasing at a pace that’s rapidly outstripping inflation. So, over the life of a home, energy efficiency can save you a tonne in energy costs.

A great energy rating to be aiming for is a NatHERS 6 Star energy rating. While some homes claim to be energy efficient, the NatHERS rating system is extremely vigorous. If you choose an energy efficient home, your home will be less likely to need cooling or heating. That means your home’s temperature will be more comfortable, more of the time. While energy efficiency might not sound exciting when compared to other flashy home features, it’ll be something you’ll be thankful for again and again as the years go by.
